(UPDATED! More pix!) Multi-million Pacquiao Bldg. in GenSan nearing completion
Ever since GenSan’s pride and World Boxing champ Manny Pacquiao became famous, two of the most requested and must-see venues in the city among Lakbay-Aral groups from other areas are his Pacman Convenience Store along Santiago Boulevard (which has since closed shop) and his house (referred to by local residents as the “Pacquiao Mansion“) at the NLSA Road in Barangay Lagao.
Now, there’s another up and coming landmark courtesy of Pacman and this time, it’s a two-storey commercial building which is nearing completion at the corner of South Osmeña and Sampaguita Streets.
Located at a lot formerly owned by a certain Dr. Romero, it reportedly set back Manny about P12million. He then invested another P20million++ in the construction of the mixed-use building which has a total floor space of 1,345 sq.meters. It’s designer is Architect Rex Acdal, one of the most sought after architects in Soccsksargen. In fact, my brother’s house is one of his very first projects here.
Other Rex Acdal’s works are Plaza Nova (Santiago Blvd.), Chicken House (Magsaysay Avenue), Socsargen Hospital Expansion, Dumaran Shell Station (Mabuhay Road), Johnston Building (Magsaysay Avenue), Emily’s Pension House (Surallah, SoCot), Galaxy Galleria (Koronadal), and Patio Eloisa (Hicban Subdivision), among others.
Anyway, back to the champ, this new business venture of the Champ will be housing his convenience store, a restaurant, and offices including his own (about time).
Located right at the heart of the city, I am most certain that this will again turn out to be another famous TOURIST LANDMARK of Gen. Santos.
Now, I would like to post a question to everyone:
If you were to help Manny decide on what to do with his building, what do you think should it be?

He should set aside space in it for his heritage center (parang living museum) where he could display his belts, trophies, memorabilia and employ people as tour guides and sell Pacman sports wear,gear and other souvenir items. Pwede rin nyang lagyan ng Boxing Videoke where people can watch highlights of his fights at the drop of a coin. Dapat may life-size standee (pwedeng 2-dimensional like those of Juday or Ogie or 3-dimensional fiberglass a la Jolibee) with which people can pose for picture taking.

Here’s my suggestion: based on my contention
1. A coffee shop – perhaps Starbucks.
Advantage: – Coffee Shops are in trend right now in Gensan. Tapos ang dating parang library sya, where people could read books as in parang library. Pero books na interesting naman.
Disadvantage: Marami ng coffee shops in Gensan and at the same time kunti lang tao kung ganun.
2. A fine dining restaurant – oh yeah, good idea.
Advantage: Patok to, lalo na if the restaurant offers varieties of food from different culture
Disadvanage: It may take a little bit of time bago xa papatok..I think, pero with good promotion it will push through. Another thing is andami restaurants sa harap nya…especially ung mga grills.
3. A gym and sports center.
Advantage: It can be observed na marami na tao sa Gensan are becoming health conscious.
Disadvantage: It consumes a lot of space.
4. A KTV house. – like the WORLD PALACE in Davao. Wherein may mga private rooms for group of people na gusto sila lang mag videoke.
5. Make it a convention center with different function rooms where local talents could perform like Nate marx.hahahaha…
Bottomline: A place na wala sa iba, something na people could meet people. And intoxicated na maxado ang gensan sa mga bars so I guess something new.
Hope I was able to give an idea.

Watch out for it before you make the final judgment on this new TOURIST ATTRACTION OR DISTRACTION or however you may want to call it.

And forget about Starbucks etc., dafat ang ilagay diyan e Japanese restaurant para ma-showcase ang superior quality ang ating mga tuna…..Pero sa totoo lang, I agree that the building’s design is totally uninspired, barriotic at walang kadating-dating e nasa strategic location pa naman….oh well that’s just my opinion…

Well what can I say as a (dutch) kano, that visit Gen San very often if I was Manny Pacquiao. I surly will make on the ground floor a coffeehouse in the style of star buck and bo, on the second floor a nice grill or burger restaurant, for the family’s of Gen San.

It’s my fault, I started it, it was just a knee-jerk reaction.
I’m Bariles’ and Orman’s friend and I also happen to see and step in the house you designed for Orman…I’m a friend actually since I stayed in there old house for a while when I was still new in Gensan while the parent are still alive.
Orman’s house is nice, looks good from the outside and looks better inside.
I have to respect your art over the designed you made for manny.
As you can read on my follow up comment, I am sincere about my comment that Patrice was right, it will be a great building to house the best ever Tuna specialty restaurant in the City, it being the tuna capital of the region.

what do i have in common with pacquiao? we have the same architect. when he designed my house, i was immediately awestruck. ayoko kasi ng conventional house lang. adventurous ako — eh nagkatugma kami ni arkitek rex. nung matapos bahay ko — susme sabi ng lahat mukhang birthday cake. pasukin nyo bawat kwarto (anim lahat!) iba’t ibang disenyo ang ceiling. iba’t ibang kulay. nung una kinabahan ako sa colour combi ni arkitek. sa kalaunan, na-appreciate ko. kasi naiiba. when i repainted my house, i hired arkitek rex again. why? i trusted him. and that time, i appreciated the colours all the more. my house is up for repainting again… am gonna hire rex again!
as for pacman’s building… i can only see the work of a brilliant and talented arkitek!

Read the architec’s SMS style comment (same tayo HAYNAKU, I hate sms shortcuts in blogs)… ok na sana, I tried to cool down a bit… tried to convince myself to just appriciate his 60 million contract… but with the way he responded it’s seems na may kayabangan pa… sa second look lalo tuloy akong nawalan ng gana…
You can’t compare apples and oranges, a nursing student can’t be compared with a metalurgist and a chemist… just compete with with other architecs like the ones I know then I will say, lalampasuhin ang design mo…
Again…., with a 60 million budget, you versus other guys in GSC, Davao, Manila, Cebu, CDO, i’m afraid someone else may have gotten it.
and maybe I will appreciate it.
It’s a blog site common!!! at least pinaguusapan and design mo.
Pero tama pa rin si patrice, lalagyan nga ng sashimi so bagay sa gensan being a tuna capital…
In the place where i’m staying and places where I frequent, new buiding are really awesome… always a WOW…

base on the existing location one major problem will be present in the future if not addressed. TRAFFIC!!! considering the personality of the owner, this commercial space will be crawling with who’s who not only of gensan but also of different places. not including all class of generals trooping to this place.
parking area should be provided in contructing commercial building in the city. isn’t this mandatory under the national building code. wanted city engineer’s office. hoping this would be addressed.

Lets start with the Starbucks — Mindanao is out of the question. Davao’s populace could have embraced Starbucks with open arms BUT non-existent still. As I was informed, the exclusive franchise owned by one of the richest in the Philippines does not have plans of putting up one in Mindanao as enforced by the owner themselves (as far as i know. i am not sure now though… and according to a recent update, while there are a lot of coffee shops in Davao except for Starbucks, their local government encourages local investors
). Unless, the powerful Pacman can make them say YES (for Gensan). ONE THING more, can Starbucks gets an ROI in Gensan? Think… how many would spend P120 for a coffee or P110 for a SLICE of cheesecake? Besides, how many is “many” in Gensan anyway? Maybe, “pasosyal” and starbucks buffs would spend as much but till how long? I am not a coffee lover but i love to make “tambay” with starbucks buffs-friends once i get to visit Manila but even if i can afford it, still I would not spend as much and as often as regularly. Who would not like STARBUCKS in Gensan anyway? BUT we have to be realistic.all right?
SECOND, as to the architectural design, everytime i pass by there, i always look at it and appreciate it even if i have not known who the designer then. It takes an eye to appreciate it. Of course, there are always flaws. Taking a closer look, i have not appreciated the color green (sort of out of place) though, but generally, i like the whole concept. When i saw the new chicken hauz bldg. at its old location, no doubt, in my mind that that bldg., has the same designer as that of manny’s which was confirmed by Kuya Avel in one of his “moments.” Anyway, its vacant still, right? Lets wait till its filled up.

what avel wants are suggestions to help manny decide on what to do with his building….you mean vel, wala pa siya kabalo unsaon ang iyang bldg? well i agree, there is really no enough or no parking space available at all… my question is, why was a building permit issued for the construction? parking space is a prime requirement before any building permit is issued… ooooooooops, bago mag taray ang iba jan, i called up engr. marc reyes, our city engineer, he informed me that there is a parking area at the side of the bldg and at the front… minimum compliance…. well, vel i suggest fitness club na lang kaya? parking would not be a problem since clients can go there jogging as a warm up for their workout, no need to bring a car, parking solved..

The place where this building stands is originally where we hanged up and bonded with friends. Why not bring back those hub? It is in the heart of the city, so why not?

Aesthetics ang point ng comments. personally, natutuwa ako tumingin sa building sa magsaysay avenue na may external spiral stairs; although others may not like it. not everyone appreciates the cubist style sa paintings ni picasso (na inspiration)kahit considered syang master painter & sculptor. Yong mga architectural digest and other home/building-related magazines ba, mga architects like you lang ba ang bumibili at nagbabasa? On your part, be glad that pacman was happy with your design and you got paid handsomely for it. Exterior design pa lang, conversation piece na, isn’t that reason enough for you to be gratified? kung onion-skinned ka, better stick to designing nondescript block buildings like sm davao or warehouses which do not involve much aesthetics. well, well it seems that many’s building has been getting a lot of attention… i think it’s pretty bold for the architect to do this, its just that art is relative -what may be considered art for one person, may totally be a kid’s graffiti for another, in the same way that vincent van gogh’s paintings were not so widely accepted back in his time…
so much for the flashback, let’s fast forward to the 21st century! it does look, kinda err…colorful??
okay… let’s just wait for it to finish, maybe it’s gonna look all better when its done and furnished (with the lights and all that)…
by the way, everybody wanted starbucks placed on that building, i firmly believe that coffee bean and figaro are better options, starbucks is sooo commercialized, and here in ortigas its just like 711 (meaning there’s one in almost every street!)

I don’t see any parking area. I suggest Pacman considers building a fairly spacious parking area to attract more customers. Customers who find difficulty looking for a parking slot usually are not inclined to return. A good looking commercial center like Pacman’s should offer comfortable parking facilities to customers.

Watch out guys,BLUGRE CAFE is coming to town…syempre sa bldg ni pacman. Pros:
- nice color palette but typical of jollibee like bldgs.
- high ceiling and lots of spaces
- seems built with durable materials
- nice touch with focal point (sashimi holder) so its unique
and recognizable
Cons:
- green color was off the color scheme (the hue not even match)
- no unifying structural shape and design. Lines and shape was all
over the place its better than a squared boxed bldg but it could
have been better if the shapes have a unifying theme like a box
with an arch or box with a cylindrical accent
- for its look. P20M might be too much..
I’ve travelled all over so I do have a appreciation of what looks good or not. I dont think you have to study architecture to get a feel of the current styles and designs. thats just a lame excuse and if get to hear from people about my design I’ll probably just go back to my drawing board and see how I can tweak the design. maybe a simple color change will do.
Dubai bldgs now ranks as the trendiest spot for architecture. So maybe somehow we can copy those great works or art.. we filipinos are the best copycats anyway.

In my opinion as an architect, the building is hideous. It’s not manny’s fault. It doesn’t reflect anything about the culture of the place, or even the owner. I wished manny should have at least asked for a design competition and picked the best design. I really couldn’t get myself to appreciate it even if the color gets changed a hundred times. And forget starbucks, they always pick their classy place, and I’m sure they won’t tarnish their image by attaching their logo on this structure. I’m sorry for being direct, but I’m pretty sure I’m not the only one who feels this way.
