ShoeMart GenSan’s Future Site?

Bariles Republic has been receiving a lot of queries with regard to the entry of SM Supermalls in the Tuna Capital after we came out with a post on Robinsons GenSan last June 20, 2008.

A lot of speculations have sprung up and so far, there is no definite word yet on the real score.

But for the good news!

Yes, it is true that the representatives of Henry Sy, owner of SM have been talking with the family who owns the land where they want to set up SM CITY-GenSan.

Furthermore, according to my reliable source, SM only wants to lease the lot for 50 years and not to purchase it.

The next question then should be – when are both sides going for the signing of the Lease Agreement so that construction could start very soon?

My lips are sealed for now but for those who want to find out the exact location of this lot, here is a map furnished to me by Jing Velos and edited for this post’s purpose by Jay-Mar Monjas.

    Actually i have a friend in davao who is one of the resident architects of SM she told me that their plans in putting mall in gensan next month was postponed and my friend told me that their plans will be resumed on 1st quarter of 2009. And to all people always asking information with regards to SM Gensan dont worry SM Gensan are planning to open their gensan branch on or before 4th quarter of 2009. This is true since my friend in davao is tasks to do the plan and lay out of the malls which is about 80% completion. Relax generals and wait for a moment darating din tayo dyan.

    ^^ I hope that this project will be realized soon. More shopping malls, more options and more competition. Competition makes the malls more careful in providing great service. Who knows, maybe Gensan could be the shopping mecca of the south.

    I am happy that SM finally is coming to Gensan. That would greatly boost the local economy. However, observation lang, maybe the CPDO should start implementing proper zoning. Large scale land development such as SM and robinson should be disperse so that the city development will not only be concentrated on the CBD. Apopong or Calumpang are good locations for future projects. Wag namam nakipagsiksikan sa isang barangay ang apat na malls. Malaki magiging problema sa traffic management. Observation lang eto.

    @archmykel – I think a great area of Bgy. Calumpang has been identified as industrial zone by the City Planning and Dev’t. Office whilst Bgy. Apopong is primarily at a “bedroom” or residential zone. this is probably why our city’s commercial centers are only being concentrated in the central business district. I wish the CPDO could introduce a clustered form of zoning and development plan for the city wherein each Barangay or district will have its own CBD. In this way urban development in the city will become evenly and properly spread out.

    I agree with you Arch’t. that traffic in these areas where malls have sprung out will definitely make a future daily vehicular and pedestrian issue. Putting up traffic lights alone in junctions will help but definitely not solve the impending issue, that is for sure. There should be an intensive routing study (at least this early point in time)for all public utility vehicles that will ply the areas and I suggest the city gov’t. should request or require these malls to put up at least one pedestrian overpass at the main pick-up and drop-off point in their respective areas.

    The book says, False Indentity equals Bad Economy. But this is kind of a development shows how Gensan Economy keep on rising and develop. Whether near or far flung from the city, basta tradename ng two giants establishments, pinupuntahan pa rin.

    But I presumed, that SM will still contribute additional revenue at a lesser prices. I think almost everybody agrees it… SM stands for Sa Maranao…toing..

    Wait and see…Got to see it to believed it.

    @Archmykel, maybe SM did not want to make another mistake when they situated SM Cagayan so far from the city and even SM Davao. Took them a long time to gather a lot of foot traffic. :)

    @Jasper, I guess you’re right. Pedestrian overpasses could help the flow of people in the area. :)

    i tot the riveras have offerd some lot located somewhere in silway siete, hmmm di pala matuloy. they even asked an international architectural firm to do some studies, but i believd the nego bogged down. ang layo ng silway oi.

    Almost 80% of the SM malls all over the country are leased contract mahirap ng makahanap ng area near the city dont you know that SM CEBU, SM Baguio and Mall of Asia are typical example of lease properties and they find difficulties in looking for a site, minimum land requirement ng sm is 5 hectares meron pa kaya silang makita within the CBD of Gensan I think wala na kaya lease contract na lang ang kanilang 2nd option.

    totoong may sm sa susunod na taon kung hindi nila ituloy im sure magagalit ang mga salazar na demolished na nila lahat dyan except dunkin sila na lang ang nakaantala sa negotiatin ng mga salazar at sy kasi 2010 pa ma expire ang contract ng dunkin with salazar but anyway hinanapan na nila ng paraan sa tingin ko parang ipasok na nila sa loob ng mall ang sm friend ko ang architect na nakassign sa gensan project.
