SM City GenSan breaks ground before year-end

SM Prime Holdings, Inc., the country’s largest mall operator, is finally pushing through with the ground breaking of its much-vaunted and much speculated multi-million peso investment in General Santos City -  their first mall in South Central Mindanao by the third or fourth quarter of 2010.

To be called SM City GenSan, the mall according to Bariles’ reliable source, is purported to fill up all of 90,000 square meters of a three-story structure inside the 6-hectare property of the Salazar Family straddling the corner of Santiago Boulevard and San Miguel Street, which they have leased for 50 years. Please note that SM City Davao covers only 50,000 square meters of floor space.

It is scheduled to open after eleven months of construction, in August-Seprember 2011.

Last week, the Human Resource Manager of SM City Davao, Ms. Rosemarie Beltran and three other managers paid a courtesy call on new GenSan Mayor Darlene Antonino-Custodio.  They discussed with her and City Administrator Atty. Jong Gonzales their company’s intention to seek for tax incentives for their upcoming investment in the city.

According to Mayor Custodio, the tax breaks or incentives would be granted in exchange for the mall’s assurance that 80% of their job vacancies would go to the city’s residents, among other things.

For their part, the SM City Davao people will be conducting a JOBS FAIR for their GenSan Mall sometime in October 2010, in coordination with the PESO (Public Employent Services Office).  This is on top of the regular job vacancy announcements they have been running for job seekers all over the Internet.

By the end of this month of July, it will be the turn of another group of SM managers, this time from Manila to visit Mayor Darlene Custodio.  Where that meeting will again lead to, we could only speculate of wonderful things for the future of General Santos City.

    I’m so glad that it is going to be a multi-level shopping mall. Sana naisip din ni Mayor Darlene na i-require and SM City GenSan–in exchange of a tax incentives–to put up a pedestrian overpass integrated to the mall building so as to give a secured but direct access from “commuting shoppers” dropping at the opposite side of Santiago Blvd. Just like what Mayor V of Batangas did when Sm City Batangas was being built there. In this way hindi na makikipag patintero pa sa traffic ang mga shoppers and also it will lessen the traffic jams due to the volume of vehicles that will ply the area.

    I second the motion for the Pedestrian Over-Pass, this must be incorporated on the plan of building the Mall with the end result of easing the pedestrian and motor traffic of the area. I have no doubt that parking spaces will be ample enough as what we have seen how other SM Malls are set-up. This is a very welcome development for GENSAN and hope that the current Local Executives will move to ease up red-tapes for processing newly proposed Businesses for the City. In line with this, renewal of established businesses will be streamlined as well to avoid “corruption” and collections will go straight to the City Coffer rather than pay fixers to avoid hassles of the business.

    Tama jud ka. Mura na og Cebu pero ang kulang nalang ang Flyover, Underpass and Footbriges. Unta mahimo na diri sa Gensan for the first time.
    And ang mga Tricycles unta dili na makaabot sa Downtown Gensan dapat mga Jeepneys & Multicabs na lang or kung Taxi pwede pa.

    Yes, you have all the point guys, suporta ako dyan, sana maisip ng lokal government at LTO na yong mga tricycles ay sa labas lang dapat ng syudad, bigyan sila ng designated route kasi kahit ano ganda ng infrastructure natin sa Gensan kung tricycles pa rin ang nagdodominate na means of transportations whether we like or not is UNDER DEVELOP na CITY pa rin sya tingnan..@ prang di pa rin sya HIGHLY-URBANIZE City kaya di pa rin sold-out ang mga foriegn investor or even Manila based investor..at sana lahat mga city’s main streets ay may mga SIDEWALKS at Well-lighted… suggestions lang po..

    Yeah we are all excited of this development. Good suggestions of @toinks and L.A. Secret that our SM City Gensan should include in their plan to put up footbridges along Santigao blvd & Leon Llido in order not to disrupt the flow of traffic.If SM did it in CDO, then theirs no reason they could not do it here. The safety of pedestrians are non negotiable and building these footbridges would make shoppers more at ease. Plus the city will save costs in constructing this facilities. If only ROB Gensan was required to put up footbridges when they started constructing their building, accidents will be prevented in the future. Just suggesting guys!

    Also, my suggestion to our local govt is to prioritize the widening of our existing road in Santiago Blvd., from four lanes to SIX LANES in anticipation of SM entry. I have heard from a certain gov’t official interviewed in the local TV network last week, that SM CIty Gensan will start their construction this October, 2010 pa. Siguro they are still finalizing their design and among others. Ang Dunkin-Santiago have already started their construction (lease construct) in the former Pittstop vicinity. Anyway what is important is 100% sure na may SM na tayo dito before 2012 ends. In the meantime Generals, let’s savor the Robinsons Place amenities while waiting for these another big project.

    definitely a plus factor for gensan’s development but socsargen’s market is not that big compared to other key cities ….. even robinson’s place was not able to capture their target market and meet their projected sales ….. no need to ask the management, just ask their mall tenants ….. they’ve been scratching their head since they opened their store ….. anyway, SM will definitely provide jobs for the generals and maybe give more choices to shop to us end consumers … good luck !

    @rhomer, Soccsksargen’s market is ready but I think what Robinsons needs to do is to find the right mix of shops and restaurants which should fit into the economic mold of the city, in particular and the whole of Soccsksargen, in general.

    The Al Fresco restos and coffee shops are doing well including those located inside. The Havaianas supplier is making a killing, together with Bench. National is also happy and the four moviehouses were able to change the moviegoing habits of the people. The service parlors are fine, same with the gadget and appliance dealers. Robinsons flagship stores are getting quality foot traffic, which is basically their target.

    And yes, after being introduced to their cinemas and 3D, would you still prefer buying pirated DVD’s or go inside dark, stuffy and cock-roach-infested moviehouses?

    Let’s give Robinsons and their current and future tenants more than enough time to conceptualize plans that should work best for this large giant melting pot of a city of diverse cultures and persuasions and hopefully, they will get what they came here for. Meanwhile, let us patronize them and the rest of the malls and establishments which have broken ground here.

    As generals, that’s the least we can do. Mas maganda dito sa GenSan! Mas makakatulong pa tayo!

    @rhomer: You are so pessimistic about Robinson’s performance. Maganda naman ang takbo ng business ng Robinson’s eh. Sobrang laki lang talaga ng space na pwede mong malakad lakaran kung kaya akala mo hindi ganoon ka benta ang mga shops doon. anu ka ba? alam mo bang si SM ayaw niya ng kahit ni isang corner ng mall nya ang hindi kumikita? kung kaya kahit kasuloksulokan ng SM mall ay may nakalagay na candy vending machine. Ito namang si Robinson’s galante! Ang gusto nya relax at hindi parang palengke sa siksikan ang kanyang mall. kaya gusto nyang makakalakad lakad ang mga tao at maraming benches na pwedeng upuan plus a very huge atrium for activities and shows for the entertainment of all at mind you LIBRE yan ha…ngayon sana marealise mo kung anu ang pagkakaiba ng dalawa…ok? kung dili ka patoo hala padayun sa imong gibati. pagshopping pud gud! ayawg sige window shop! kung wala kay money edi mag trabaho and treat yourself to a good life. :-)

    @Kenneth, 80,000 square meters ang floor space ng SM GenSan. Ang SM Davao is only 50,000. There is such a thing as FORECASTING. And do you know that they’re not thinking only of GenSan here when conceptualizing their mall but the whole of SOCCSKSARGEN? Wag nating maliitin ang capacity ng buong region to host big businesses. Tulungan na lang nating itaguyod. Thanks.

    If the propose GFA of SM CIty Gensan is 80,000 sq.m. then its quite huge already. Just imagine GMall Gensan has a total land area of five hectares (50,000 sq.m.), i dont know their GFA but GMall is already quite big especially if it was designed for a mall, not a dept store. Anyway, in the course of my visits at Rob they are quite picking up already. People now a days tend to shop at Rob due to its convenience & style. Their grocery store are very accessible even though they not as complete as KCC in terms of meats, vegetables, fruits. Gaisano is also doing well, they have also their own loyal customers who would rather avoid stock in the cashier’s & shop for best bargains, etc. I think we have already lot of choices here, we are not behind anymore in other major cities. Thanks!

    @toink … i can be as nega as i want to be but this time i agree with you and bariles, we’re fortunate that big business conglomerates decide to invest here in Gensan … its high time Gensan if not surpass, be at par with other key cities in Mindanao … i hope socsargen can provide enough consumer market to support these businesses.

    i have no problem with SM baka maging tenant pa ako nila … am just sharing my two cent worth opinion and if you dont like it, I DON’T CARE ! ( di ako galit huh, naka smile nga ako … hehehe )

Though I’m not a business person but I certainly know the proper way to richness. GenSan is the most competitive city in the country don’t ya know that? Kita naman diba? from a sleepy town in the late 80′s now it has become one of the bustling metropolis in the country…mabilis po talaga ang growth ng GenSan compared to other cities. Magandang GenSan sa iyo at sa ating lahat! Welcome SM City GenSan! shopping na! ^-^

    This indeed is a good news for all the generals & the neighboring towns & provinces coz this would mean a lot of job opportunities. The only thing pissing here is Gensan is, it’s still a tricycle-controlled city. I just hope the Ms Mayor would provide solution & have power over regulating the flow of tricycles along main roads & highways, because honestly they hobbled the traffic. (no offense meant though) :-)

    I also agree with what Toinks said, there is really a need for a pedestrian overpass.

    Regarding the feasibility of SM in Gensan, I think malaki kasi it has a population of more than 500 Thusand people excluding its nearby places compared to SM In Naga City wherin they have only 160 thousand plus na population pero grabe ang foot traffic ng SM Naga-parang KCC foot traffic
